Concern over social housing plans

Craven's social housing provision looks set to be increased with a new development in Hellifield.

Plans for 22 homes on an overgrown parcel of agricultural land on Station Road will be debated by Craven District Council's planning committee on Monday. Officers have recommended approval of the application, despite local objections.

The scheme - submitted by the Yorkshire Housing Group - is part of a wider £7 million project to increase the amount of affordable accommodation in Craven, with further homes planned in Bentham and Skipton.

At Hellifield, the applicant wants to build two four-bedroom, four three-bedroom and 12 two-bedroom homes, along with a block of four two-bedroom flats.

Also included is a new access road and parking for 30 vehicles.

However, the plans have attracted nine letters of objection, including one from the Hellifield Village Plan Group. The parish council has also expressed some concern. Issues raised include highway safety, loss of privacy for existing residents, insufficient infrastructure, over-development of the site and drainage and flooding concerns.

If approved, three of the homes will be offered for sale at a discounted rate in perpetuity and the rest will be available to rent.

In a report to the meeting, officers say the provision of affordable housing on the site is acceptable in principle. They add: "The detail of the scheme is acceptable with respect to visual amenity, residential amenity, highway safety and all other material planning considerations."

As part of the application, Yorkshire Housing has offered to give £10,000 towards improvements to the adjacent play area.
