Plan to build 29 homes at Gargrave

A housing development of 29 homes is planned for land on the outskirts of Gargrave.

The detached homes are proposed for a two acre triangular patch of land bordering the A65, Gargrave Primary School playing fields, and the Leeds and Liverpool canal.

Access would be via the A65, with a new road being built within the site, and the development would include ten affordable homes and 19 for private sale.

A design and access statement drawn up by architects Halliday Clark says the scheme takes care to respond sensitively to its neighbours and to the existing character of Gargrave.

“The scale of the proposal is critical to its successful integration within its site and context. The scale of the proposed scheme has been done so to be of similar size and scale to surrounding dwellings in Gargrave,” it added.

Agents working for landowner Richard Curtis have sent letters to 30 nearby residents, the school, village businesses and Gargrave Parish Council.

Dacres Commercial, in its supporting evidence to Craven District Council, says it has received ten letters about the development, the number and type of homes and highways issues.

Respondents were against the development, with one pointing out it was outside the built up limits of the village.

Most said the site was unsuitable for low cost homes, with all stating too many houses were being proposed.

There was also concern about people getting in and out of the site, because of the current 60mph speed limit, with some suggesting that the 30mph limit through the village be extended.

Other concerns were an increase in noise and crime in the village if the development was allowed and how children from the new homes could walk to school because of the lack of footpaths A Dacres spokesman told the Herald: “Benefits of this development include 10 affordable homes for local people.

“The development will also bring direct and indirect benefits to the local economy through the provision of a variety of jobs for the local building trade and an increase in spending from new residents within the village shops and services will be a welcome boost to the village economy.”
