Homes recommended for approval
The redevelopment of a redundant garage site to make way for 30 new homes has been recommended for approval.
The plans for the former Dalesview Garage site, in Old Road, Clapham, have been lodged with Craven District Council and its planning committee will decide on Monday whether to allow the homes, 12 of which are to be "affordable".
Developers Magee Homes Ltd have stated in their outline application that the homes will comprise a mix of detached, semi-detached and terraced properties, together with two flats over garage blocks.
The affordable homes are to be made available for sale or rent through Craven Housing Association.
Clapham Parish Council, although in favour of the development in principle, has not recommended approval of the current plans.
It gives its reasons as over-development of the site and the effect on local services, for example sewage and water. It also believes the school would not be able to accommodate the projected increase in pupil numbers.
Craven District Council's affordable housing development officer said a 2005 housing needs assessment confirmed the need for 12 units in the village.
No objections have been received from the highways authority, United Utilities or the Environment Agency.
The garage site was last used for car sales, servicing and repairs by HL Gorner, dealers in Mercedez Benz and Daihatsu.
However, it became a casualty of the Mercedez Benz centralisation policy and closed in June 2003 with the loss of 15 jobs.
Planning officers have recommended approval of the plans.
