DETAILED plans for an 188-home development on the outskirts of Skipton have been deferred while planners get confirmation of conditions relating to an access road.

The site off the Skipton bypass, adjacent to Waltonwrays cemetery, is part of a joint application by Henry Boot Developments and Bellway Homes.

Together they are part of the larger Wyvern Park scheme which will incorporate businesses and homes.

The outline application for the homes, which had increased from 187 homes to 188, has already been given the go ahead and it was the reserved matters which were being determined at Monday’s Craven District Council planning committee meeting.

At the meeting members were concerned over the wording of the conditions which they feared would allow the developer to build the houses before the road infrastructure was in place.

Members instead said they wanted clarification that their understanding the road had to be completed before building of the houses started before agreeing to the latest proposals.

Councillor Brian Shuttleworth said the condition brought to the table read the completion of all road works and to be done before any part of the development is brought into use.

Cllr Shuttleworth said the ‘brought into use’ phrase could be read as allowing the homes to be built first.

“I can see this being exploited,” he said.

Members agreed it was important the road and access to the bypass was completed first to keep heavy vehicles from causing problems along Carleton Road.
