PLANS for a single house on land to the east side of Hayfield View, off Green Lane, Glusburn have been given approval by Craven District Council’s planning committee, but members were told a ‘twin-track’ application would come to committee at a later date.

Planning manager Neville Watson told members the application was subject to an appeal for non-determination as a ‘deemed refusal’ and this application was not before them for formal determination. It was being presented to them to seek a resolution on how the application would have been dealt with..

“We need to know how we are defending the appeal,” he said.

The application site lies within the original application boundary of an outline planning permission for a residential development of 49 houses, granted in 2012.

Permission was being sought for the erection of a single, detached, three-bed house, which had been reduced from an original plan of a four-bed house with a higher roofline.

Glusburn Parish Council had objected on grounds that the site had been ring marked to be for soft landscaping and a green area.

Objector Patrick Hargreaves said they had been subject to noise and excessive dust for 18 months.

He said the house would represent an invasion of privacy and would severely impact on sunlight.

Planning officers said the overall conclusion was that ‘the principle of residential development had already been established on this site. The proposed house was not contrary to the lawfully established use of the land that is subject to this application’.
