A RESERVED matters application is to be determined at Monday’s planning committee meeting for the first phase of an employment and residential development site near Settle.

The application site is a five hectare parcel of agricultural land located to the south of Settle and to the north of the junction of the A65 and the B6480. Bounded by the B6480 to the east and the A65 to the west the site lies at the southern gateway to Settle. To the north of the site is a small group of agricultural buildings and residential properties at Runley Mill.

The proposal, on behalf of Candelisa Ltd, already has outline permission and officers are recommending approval.

It is the first of three reserved matters application for a phased development of the site. The first phase seeks permission for 35 units from 103sq m to 561 sq m with 223 parking spaces. Phases 2 and 3 for industrial and residential elements will form separate applications at a later date.

A number of representations have been received. Settle Town Council says it has concerns over the proposed entrance and the safety of the access and egress.

Residents of 2, 3, 4. 5 and 6 Runley Mill are questioning the viability of the industrial units. They are also concerned about the footpath width into town.
