THE Talbot Arms, a highly-profitable town centre pub in Settle, has been put on the market.
Boasting Settle’s biggest outdoor beer garden, the three-storey pub underwent a thorough refurbishment in 2011 and has a traditional bar area, with exposed wooden beams and a stone fireplace, and a games room, with a pool table and darts.
The Talbot Arms also benefits from a substantial owners’ accommodation comprising a lounge, study, kitchen, three bedrooms and two bathrooms. On the top floor there are three additional rooms which are currently being used for storage.
Oliver Brown, of Christie and Co’s Leeds office which is handling the sale, said: “The Talbot Arms offers an excellent opportunity for a new owner to take over an already successful pub in a picturesque location.”
“While the pub has a healthy level of income, there is scope to further increase revenue by building on the food offering (food currently comprises only 25 per cent of sales), and developing the three additional rooms into letting accommodation.”
Christie and Co is seeking £650,000 for the pub's freehold interest.
